First-Time Buyers

There Is No Such Thing as a Perfect House
Buying your first home is an exciting milestone, but it is completely normal to feel a little overwhelmed when you start picturing yourself unpacking boxes. Let’s take a deep breath right from the start: there is no such thing as a perfect house. The most important thing to know before we even open the front door is that roughly 90% of what we encounter and write down in an inspection report is entirely typical—stuff we fully expect to find in the neighboring houses, down the street, or in any house you look at.
Understanding What "Typical" Means
So, what does "typical" actually mean in the real world? It means everyday quirks and minor wear that come with a lived-in property. For instance, I expect to find a few lights out, usually just due to a burned-out bulb. I expect to find minor corrosion on plumbing shut-off valves because we have notoriously hard water right here in San Diego. I expect to find loose electrical outlets simply because people yank on cords over the years and wiggle the plug loose. At the end of the day, the vast majority of what we find boils down to basic wear and tear or things that are simply age-appropriate.
Age-Appropriate and Grandfathered In
When we talk about things being age-appropriate, it means recognizing that houses were built differently back in the day. Building codes change over time, and all of those older construction methods are grandfathered in. Because modern code changes are designed around current health and safety standards, older items will still appear as safety considerations in the report for good reason—but that doesn't mean the house is falling apart. It just means it was built to the standards of its era, and it's allowed to age gracefully with its history intact.
Fiercely Independent and Neutral
Throughout this entire process, my job is to remain fiercely and independently neutral. I am not here to talk you into buying the house, and I am not here to talk you out of it. I’m not a family member to any real estate agents, I share no office with them, and I am not on anyone's payroll except yours. Sometimes you’ll see me and your agent agreeing on what we're looking at, but don't let that trick your mind into thinking we're part of some hidden steering committee. Your agent wants to see you safely across the finish line, and I want to give you the unvarnished truth; when professionals who know houses look at the same data, we naturally see the same reality. We are partners in giving you clarity, not teammates trying to sway your heart.
Most Houses Are Perfectly Livable
In closing, remember that while there are no perfect houses out there, most homes are wonderfully and perfectly livable. Most of what we uncover can be managed, budgeted for, and corrected over time while you're comfortably living your life inside. As you settle in, remodel, and eventually work with various contractors down the road, try not to lose heart if someone tries to point out every little thing that isn't up to modern code. Don't let contractors get inside your head and scare you into paying for expensive, unnecessary overhauls just because something isn't current—of course it isn't modern, the house is decades old, so take a deep breath and relax.

Modern, Mobile Friendly Reporting

Immediate report publication gets you off to the races faster
We commit to immediate reporting. All observations are documented in real time, ensuring that your report is complete and ready for review at the end of the inspection.
Web-based HTML reports with the option to download to PDF
You and your client have the option to view the report online in full resolution and detail, or to download the report to PDF for an old-fashioned kinetic approach to study and ease of sharing.
High-resolution images and video reporting
Photos and video ensure all parties involved have a firm grasp on the reality of the situation. Be sure to tell us if your client is out of town so that your inspector can make video observation on important and often confusing items.
Informative observations illustrate and educate
Our formula for reporting is simple: the observation, the implication, and our recommendation. While other companies look for shortcuts in their reporting by employing "such as but not limited to" comments, we use specific comments for each defect observed. This means that you and your client learn about the reality of the defect observed and what your next steps are.
