What is a pool inspection?

Adding a pool and spa inspection is a great way to ensure your family's safety. And just like your home inspection, there are limitations to what do. The same InterNACHI that sets the standards for our home inspection has also set the guidelines for our pool inspections.

We perform a non-invasive, visual examination of the accessible systems and components. The primary goal of this inspection is to identify material defects that could significantly affect the property's value or pose a threat to health and safety. The inspector acts as a generalist, providing the client with objective information about the condition of the pool or spa at the time of the inspection.

A pool and spa inspection includes a thorough look at several key areas. The inspector will check the water level, interior surfaces, and adjacent decks for issues such as cracking, chipping, or signs of water damage. They also inspect the plumbing and electrical systems, including pumps, filters, heaters, gauges, and safety controls. A critical part of the inspection is verifying the presence and condition of safety barriers, such as fences, gates, and alarms, to prevent unauthorized access. The inspector will also look for signs of potential hazards, like a single blockable main drain, which is considered an entrapment hazard.​

 

InterNACHI's standards also specify what is not included in a standard pool inspection. The inspector is not required to determine the cause of any condition, the future condition of a system, or compliance with local codes or regulations. They also do not operate any systems that are shut down or appear to be in a condition that could cause damage if operated. Inspectors are not required to test water chemistry, look for mold or pests, or inspect components that are not permanently installed.

The final report provided by the inspector will detail the type of pool or spa, the type of filtration system, and any material defects they observed. This includes reporting any system or component that did not operate correctly or showed indications of a safety issue. The report is intended to provide a snapshot of the pool's condition at the time of the inspection, helping a potential buyer or owner make an informed decision about the property.

     Our formula for reporting is simple: the observation, the implication, and our recommendation. While other companies look for shortcuts in their reporting by employing "such as but not limited to" comments, we use specific comments for each defect observed. This means that you and your client learn about the reality of the defect observed and what your next steps are.
