What is a pre-listing inspection?

Focus Home Inspection  -  Same peace of mind, one inspection at a time

Having a home inspection performed on your property before listing it on the market offers several strategic advantages. It allows the seller to get ahead of the process and understand the true condition of their home. By identifying potential issues early, the seller can address them on their own timeline and budget, rather than being rushed into expensive, last-minute repairs during a negotiation period. This proactive approach shows transparency and confidence in the property, which can attract more serious buyers and help the home sell faster.

Unforeseen defects discovered during a buyer's inspection can cost sellers thousands of dollars. When a buyer's inspector finds a significant issue—like a faulty HVAC system, a leaking roof, or major plumbing problems—they will almost always come back to the seller with a list of repair requests or a demand for a credit. At this point, the seller is on the back foot, under pressure to close the deal, and often has to agree to the buyer's terms, which can be much more expensive than if they had handled the repairs themselves before the home was on the market.

Getting control of the narrative is a crucial strategy in a real estate transaction. Without a pre-listing inspection, the buyer's inspector and agent can highlight every defect, big or small, potentially blowing minor issues out of proportion. This can create a sense of panic or distrust in the buyer, leading to unreasonable requests, lengthy negotiations, and even the collapse of the deal. By providing a pre-listing inspection report, the seller can preemptively frame the condition of the home, provide context for any issues, and show that they have nothing to hide, which can lead to a smoother and faster sale.

A powerful strategy for sellers is to use the pre-listing inspection to create a detailed repair list. After receiving the report, they can fix any identified issues and document the repairs with receipts, invoices, and photos. This documentation, presented to potential buyers, acts as a "before and after" portfolio of the property. It demonstrates a commitment to the home's maintenance and gives buyers peace of mind that the most significant issues have already been professionally addressed. This transparency can build trust and confidence, making the buyer more comfortable with their purchase and less likely to raise concerns during their own inspection.

Modern, Mobile Friendly Reporting

Immediate report publication gets you off to the races faster

We commit to immediate reporting. All observations are documented in real time ensuring that your report is complete and ready for review at the end of the inspection.

Web based HTML reports with the option to download to PDF

You and your client have the option to view the report online in full resolution and detail, or to download the report to PDF for an old fashioned kinetic approach to study and ease of sharing.

High resolution images and video reporting

Photos and video ensure all parties involved  have a firm grasp on the reality of the situation. Be sure to tell us if your client is out of town so that your inspector can make video observation on important and often confusing items.

Informative observations illustrate and educate

Our formula for reporting is simple: the observation, the implication, and our recommendation. While other companies look for shortcuts in their reporting by employing "such as but not limited to" comments, we use specific comments for each defect observed. This means that you and your client learn about the reality of the defect observed and what your next steps are.
